Reservations and Payments
After reservations are made, the client will receive an invoice. A down payment of 50% of the rent
price must be paid within 8 days. Payment implies that the client agrees with the rental conditions
and finalizes the booking. If the down payment is not received within this time limit the reservation
expires. The remainder of the payment, including the costs of the final cleaning, the security
deposit and the transfer costs must be paid not later than four weeks before the first day of
the stay at the villa.
It is possible to take an option on the vacation villa, for example in connection with the client’s
need to arrange travel tickets in concordance with the rental period. In that case the owners
and the client will agree on the conditions and period of the option in advance.
If a booking is cancelled the whole rent price will be charged. Clients are advised to conclude
a cancellation insurance. If the villa can still be rented to others in the period that was
allocated, the rent sum for the rented nights will be refunded after deduction of administration
costs of 150 Euro.

Minimum Stay, Arrival and Departure
A minimum stay of 7 nights (christmas period 14 nights) is required, but arrival is possible on any day of the week. On the day of arrival the villa is available from
4hr00 PM. Departure time is 10hr00 AM (due to the final cleaning which must be carried out before the next guests arrive).
The villa can be booked until your departure to the airport for 60% of the nightly rate, if available at the time of booking.
The manager can take care of the transfer from and to the airport, if so desired.
Damage to the Villa and its Assets
The client is required to take care of the villa and its furnishings with due diligence and to
leave these behind tidy.
If the client or his/her co-occupants cause any damage to the villa or its assets, this damage
will be charged to the client. Any damages should be reported to the manager immediately or in
any case before departure. The costs will be deducted from the security deposit. Small damages
(up to 25 Euro) which have been reported, will not be charged. The client is requested to also
report any deficiency not caused by himself to the manager as soon as possible.
The security deposit is 400 Euro in case of occupation by up to four persons and 600 Euro in
case of occupation by more than four persons. The security deposit will be refunded within 14
days after departure from the vacation villa, after deduction of any damage costs and surplus
consumption of electricity.
Kas na Nort is situated on the edge of a steep cliff of about 25 meters deep. Occupants of the
villa should keep a safe distance from the (marked) edge at all times. The accompanying swimming
pool of 10x4 meters has a depth running from 1.20 m to 2.00 m. There is a safety fence available
which can easily be placed between the villa and the swimming pool (and consequently the cliff)
or disassembled as desired. Families with a young child or young children are required to keep
this fence installed during their stay. Other occupants are also required to place the safety fence
if any young child(ren) come(s) to visit.
However, the safety of the client and all of his/her co-occupants and visitors remains the
responsibility of the client. The owners of the villa do not accept any liabilities.
